Realtor Commitment from Martha, Lake Realty

I will:

  1. Not charge a retainer fee or any other fee for my services - NEVER

  2. Make available for inspection every home currently for sale which meets your stated needs and wishes and which is within reach of your financial ability and comfort level.

  3. Hold myself accountable to you and to your investment in a new property. I intend to deliver the kind of service that makes you feel secure in your decision to use my services now and in the future. Furnish you area, including relocation packages, information on schools, shopping, and any other requested information.

  4. Make time to work with and show homes according to your schedule requirement.

  5. Enter into a written exclusive agency agreement, which includes the fiduciary duties of loyalty, obedience, confidentiality, disclosure, accounting, and due care, and which makes you my client, rather than a customer. The agency agreement will also provide that the commission is paid from the proceeds of the transaction by the Seller. I will agree to enter into a one or two day agreement during which time I will prove the value of my services.

  6. Act only as your Buyer Agent (never as a facilitator, contract broker, etc).

  7. Do everything I can to make the transaction go as smoothly as possible.

  8. Advise you of the pros and cons of different areas of the Greater Charlotte Area. Advise you of the pros and cons of each home viewed.

  9. Give you a modified appraisal/opinion of the value of a property before you make a offer to purchase.*

  10. Help you negotiate the best price for the desired home.*

  11. Assist you in finding competitive rates of homeowner's insurance.

  12. Help you choose a reputable home inspector.

  13. Work to obtain the most competitive financing by dealing with several direct lenders, eliminating any additional fee which would be incurred by using a mortgage broker, unless using a mortgage broker would result in the lowest financing cost for the buyer client. Not do anything which would encourage you to become obligated to any ancillary service provider, including a lender, before having a fully executed contract to purchase property.

  14. Assist you with and be present at the closing. Be responsible for making certain that any agreed upon referral fee is promptly tendered to The Referring Party, at the time of closing.
